多様なライフスタイルや価値観が重視される現代において、従来の集合住宅における画一的な住戸プランや空間構成は、多様なニーズに十分応えきれていないという課題がある。本計画では、その土地固有の「地域性」や「界隈性」に着目し、街とつながりながら、豊かな住環境を実現する集合住宅のあり方を提案した。敷地に設けた公開空地は、前面歩道と連続するようにデザインされ、単なる緩衝空間ではなく、街路の延長として機能する「にぎわいの場」となっている。周辺の緑地とも視覚的・動線的につながるよう植栽計画も工夫し、街並み全体の一体感や潤いを高めている。1階には通りに対して全面ガラスを設け、室内の木質空間の温もりが街に滲み出るように構成した。また、空地に面する1階や屋上にはシェアスペースを設け、地域に開かれたサードプレイスとしても機能している。さらに、空間構成においては横長・方形プランを採用。共用部と専有部が緩やかに連続することで、多様な居住スタイルに応える柔軟な住空間を実現している。これらの設計的アプローチを通じて、「その土地らしさ」を引き出すとともに、「住まい方そのもの」を再定義することを目指した。本プロジェクトは、都市における賃貸集合住宅の課題に対して新たな解法を提示するとともに、全国各地で展開可能な、地域に根差した都市居住の可能性を拓くものと考えている。
In today’s society, where diverse lifestyles and values are increasingly emphasized, conventional apartment housing with its standardized unit plans and spatial compositions has struggled to adequately meet the variety of needs. This project focuses on the site-specific qualities of “locality” and “neighborhood character,” proposing a new form of collective housing that connects with the city while providing a rich living environment.
The open space created on the site is designed to flow seamlessly into the adjacent sidewalk, functioning not as a mere buffer zone but as an extension of the street, a lively public place. The landscape design carefully integrates greenery to visually and spatially connect with the surrounding parks, enhancing both continuity and vitality across the urban fabric.
On the ground floor, a fully glazed façade opens the interior toward the street, allowing the warmth of its wooden finishes to spill outward into the city. Shared spaces located along the open space at the ground level and on the rooftop serve as “third places” open to the community, strengthening the building’s role as a social hub.
In terms of spatial composition, the project adopts a horizontally elongated, rectilinear plan. By gently blending communal and private zones, it creates flexible living environments capable of accommodating diverse residential styles.
Through these design approaches, the project seeks both to draw out the distinct character of the place and to redefine the very notion of “dwelling.” It offers a new solution to the challenges facing rental housing in urban contexts, while also opening up possibilities for place-based models of urban living that can be adapted and expanded across cities nationwide.
